Loft Conversion Process


Planning, designing and converting your new attic room is quite a complex task to undertake on your own, but when you use UK Lofts Limited, everything is done for you.

From the initial site survey through planning applications to your fully fitted and decorated dream loft conversion, we will handle every aspect of the project with the minimum of fuss or hassle.


Loft Conversion Timetable...


Site Visit and Loft Survey...

When you contact us and request a quotation, we will arrange to meet you on site to carry out a free, "no obligation" survey and measurement of the loft. This will enable us to assess what can be achieved with the space you have available.

Exploring Your Requirements and Ideas...

During the initial visit we will fully explore your ideas and dreams for the attic and, even at that early stage, should be able to indicate whether your ideas are feasible or otherwise. And, given our experience in loft conversion, we may come up with some cool ideas you haven't even thought about.

No Obligation Quotation...

We will prepare a "no obligation" quotation for your approval, which will be based on your requirements and the architect's plans (see below). In the event that changes to the plan and your requirements are agreed prior to the start of the project, the quotation will be adjusted accordingly.

Architect-designed Plans & Council Approval...

Once we are clear about your requirements and have agreed an outline layout and design, our architect will draw up the formal detailed plans for your loft conversion. When completed, you will then be given the opportunity to review the plans and make amendments, prior to us submitting the plans to the council for formal approval for the conversion to be done. Once this part of the process has been completed, the plans will then be re-submitted for formal building regulations approval.

Project Management...

From start to finish, your loft conversion project will be managed by one of the directors of the company who will spend a lot of time on site, thus ensuring you of the highest possible level of care and workmanship ... and adherence to agreed time scales.

Start of Loft Conversion...

Most of the materials and supplies required for your conversion will be delivered to the site on day 1, and most of our time will be taken up ensuring that everything ordered has been delivered and erecting scaffolding. We also endeavour to get the council's building control officer on site that day as well, and agree a convenient timetable for him to inspect the progress of the conversion to ensure all building regulations requirements are being strictly adhered to.

The architect will also visit the site in the first day or so, and go over the plans with the construction crew to ensure everyone knows exactly what is required and to agree completion deadlines for different aspects of the project. Thereafter, your loft conversion can proceed.

Exterior Work...

For most conversions we will work from the outside in, thus the first job will normally involve stripping the section of roof tiles. This enables us to feed materials through the roof rather than through your house, whilst heavy items like RSJ steel beams and heavy duty floor timber joists are best introduced through the roof in any case. Once these are in place, we can then commence with the actual conversion process, like constructing the dormer extension or installing roof line windows as appropriate.

Interior Work...

Once all exterior work has been completed and made watertight, the interior work in the loft can commence. This involves everything from constructing stud walls and laying floor boards, and installing electrics and new plumbing, depending on the specific requirements of your design. One important plumbing task is the repositioning of your existing cold water tank, as well as installing central heating radiators and connecting them into your existing system.

Stairway Access to Loft...

One very important aspect of the loft conversion is the installation of the access stairway from the house to the loft. This obviously requires us to work inside your house where we will endeavour to cause the minimum of disruption to your household as possible. You will appreciate that this work is unavoidable and we will ensure that all adjacent furnishings and fittings are protected by dust sheets.

Your stairway will be constructed in our workshop to exactly fit your home and available space, and can be of traditional construction or, if you prefer, in a contemporary spiral design as shown in the photo.

Decoration and Finish...

Once all exterior and interior construction work has been completed, the electricians and plumbers will finalise their tasks and ensure that everything is working safely and correctly, and the walls will be plastered and finished off to the highest professional standard. When the plaster is dry and the whole interior loft area cleared of all debris and waste, the painters will complete the transformation by emulsioning the walls and painting the woodwork to your desired colour scheme. If requested, we will also fit a laminate floor to give your conversion a completely crisp, clean and finished look.
